i have a question regarding the i-1864. what papers or how do you show evidence for your real estate assets' value? what kind of papers do you need to get? thanks

First question you need to ask is, "Is your Income more or less than 125% poverty line including your spouse." If more then you do not need to use assets, use form I-864EZ. If less then you need to consider assets.

Probably recent mortgage statements & the original purchase agreement, so you show the actual value and your equity.

Do you know that you don't necessarily have to provide this? If your income is over the 125%, the general consensus is that it's best just to send the minimum, and be prepared to provide more later if you are concerned.

Not everyone needs a joint sponsor, but if that joint sponsor happened to die before the interview I'm pretty darn sure you wouldn't be able to use their income, and would therefore need to find another one.

I have no idea. But presumably by that point the sponsored person would be in the U.S., it's a protective measure, I don't think they keep checking up on you once you are in the U.S. on a green card.

It may remain an obligation of the Joint Sponsor's estate (which may complicate life for any heirs and piss them off no end). Speak with an appropriate attorney, although it may not be easy to find one who understands both the contract law aspects and the immigration law aspects.
