Affidavit of Support (I-864) with a Joint/Co-Sponsor, Questions??

My parents have recently agreed to co-sponsor my husband for his AOS - we previously filed the I-864EZ in error and we received an RFE on it.

We are now trying to figure out what forms and papers are needed for this. My father is retired and receives a pension, and my parents have property (though I am not sure if they will be including that information). I know that we need a copy of his proof of citizenship, as well as tax records for the previous year (2012). Do we need to show proof of the pension he receives monthly (the bank statements that show the direct deposit)? If I provided tax transcripts for the past three years I believe it would reflect the pension being received steadily. If they use property as well, would they show an appraisal as well as the deed? Also, if the amount of the pension income puts them over the guideline, do they NEED to show their property, or is it optional?

Also, I know that I will be filling out one form showing the household as being myself and my husband, and they will fill out a form showing the household as themselves and my husband. If they file taxes jointly, does my mother need to fill out an I-864A, since the income is from my father but it is filed jointly at tax time?

Sorry, I know these questions have been asked before - it's just that I'm doing a complete 180 from what I was originally looking to do (filing using my income and assets) and have not looked at ANYTHING regarding using a joint sponsors. I feel like the more I look, the more confused I get. Anyone else do a parental joint sponsor? What did you submit? Thank you in advance for your time.

You need a letter or statement from the pension department stating his monthly amount.

Why?

1) It clearly shows his own income, whereas the joint tax return does not separate Mom's from Dad's. It a lump sum on a tax return and doesn't say who earned and who didn't.

2) The bank statement (if joint) does not say it was Dad's pension going into the account. Again, they need a separate accounting of Dad's income.

3) Not every pension is fully taxable so it might not all be reflected on the tax return.

If he makes enough, then no assets needed. If he uses house, needs proof of his ownership and a current appraisal.

Look at the form. It asks for tax return amounts (from line 22) for three years. You only have to mail in the latest actual tax return and 1099-R (or transcripts).

Most of the specifics are in the instructions if you read through them carefully.
