question about forms after I-130 is approved

I just submitted my I130 and am waiting for approval. However, In the meantime, I want to get all the forms ready, as I am abroad, and my joint sponsor is in the states, so I want to get everything ready.

Question:

I submitted my I130 back in May and recently there seems to be problems with new form vs old form. In this case, should I just wait on getting the forms signed?

Do the uscis forms require original signatures (for the I-864A)? Since I am abroad, can I fill out the form, sign it, scan it over to the co-sponsors, have them sign it, and scan it back to me? Or do I need to sign it, snail mail it, and have it mailed back to me?

If my co-sponsors are my parents, is that one form, or 2 forms? One is retired but has his name on a lot of the assets, but the other is actually employed.

As for me, I am unemployed, but I have a house that is collecting rent. That counts as income too right (whether or not I owe on the house doesn't make any difference right?)

As for documents, this is what I need to submit:

864 from me, 864 from joint sponsor

3 years tax form from me

3 years tax form from joint sponsor

previous pay stubs from joint sponsor

income worksheet on house from me

copy of joint sponsor's passport

bank and retirement assets from me and joint sponsor

cover letter from joint sponsor

proof of domicile

anything else?

And for all the documentation, can they all be copies, or do they have to be originals?

us government forms requiring signatures MUST BE ORIGINALS when submitted to NVC and/or an IV Unit overseas.

Sometimes my language usage seems confusing - please feel free to 'read it twice', just in case !
