8/28/08 -------> Called USCIS was told biometrics scheduled for Sept 12 @ 3 pm

We put an offer out for this home yesterday and it seems the sellers are considering it. We have a verbal counter offer and shot back a compromise to them. It's a real nice place in a very nice neighborhood. Hope it all works out. This is a great time to be a buyer! Hope to have it all wrapped up for Christmas. :D

That deal fell through. :(

The sellers are just impossible to deal with. Theyw ant to sell the place "as is" and not even grant the buyer a right to inspect. Which emans that they expect the buyer to buy the cat in the sack. Not with me. I've seen the movie "The Money Pit" and that is what this deal started to feel like. So, we just backed off.

Here's what we'll very likely sign the contract on tomorrow. I have verbal confirmation that the seller is going to meet us 2/3 of the way (in our favor) between his asking and our offer price. That's good enough for me. Just 6-8 months ago, there would have been no way to snatch this type property at that price here in Tampa.

It's a similar size home with an equally nice master suite / bath but it actually has 4 bedrooms instead of 3. The lot is a bit smaller but this home is only half as old as the other one. They're both in the same sub-division. We should be able to close just before the end of the year.

I agree with you, Make sure you have the place checked out really nice, and specially Get all the Disclosure, Even when the offer is made there can still be a CLAUSE pending the inspection so once everything is cleared both parties can be Happy with the transaction.

" As is" offer was very common when we had a hot housing market here, Even with the "As is" It all depends on the house inspection.

Roof

Termite

Foundation

Ground floor

Is it in a FLOOD Zone

The bank itself will order an Appraisal

Once all those items are cleared and satisfied with can the deal go through

That is precisely the idea that this couple rejected. They wanted a contract "as is no matter what". Good Luck finding a buyer that'll entertain that kind of nonsense, especially in this kind of a market, is all I've got to say to them. There are tons of homes available and I think we found a real nice one that we will call our own very soon.

March 9th, 2010, Received GC that has been lost in the mail for 10 months. Still waiting for my son's that is lost as well.

Filed Waiver for my son's 10 year GC and it was approved. He finally received his GC after its been missing for 2 years.

Thanking God this is over for 10 years.

Don't give up, There's a reason for everything, maybe this one house is not the one meant for you.

IN CASES where the seller is giving the house "AS IS" The seller should provide all the disclosure to the buyer, and you have 72hours to go over the disclosure, even in "AS IS" IF there are any red flags in the disclosure, the contract/offer can be void within that 72hrs without any penalty to either side.
