YES (!)

You make around $10,000 less than the required annual salary, and you can only use equity in the house, not the cost of the house itself. Selling the house would be an undue hardship (where will you live!) so you cannot try to say you will sell it for the affidavit.

AOS for my husband
8/17/10: INTERVIEW DAY (day 123) APPROVED!!

ROC:
5/23/12: Sent out package
2/06/13: APPROVED!

Yes, you will need a Joint Sponsor to submit an I-864.

To qualify for SSI, a recipient must have less than $2000 in assets excluding a few items such as a primary residence. A primary residence is not a countable asset on the I-864. So, your only countable income on the I-864 is the $8,376 which leaves you well below the 125% poverty level. You will need a Joint Sponsor who does meet the 125% poverty level.

Yes, you need a co-sponsor. And to clarify something stated in this thread, you and your co-sponsor will use the I-134 for the K-1 interview. You will need the I-864 later after your fiance is in the US, you marry and file for AOS.
