:help: Hey it is getting to the time to for the sponsorship stuff so I am using a co-sponsor who will use property to cover the amounts of poverty etc. I know it cant be primary residence and its not and I think the equity must be 125% of the poverty which isn't a problem my question is do I need an appraisal to show value of property and do I need to run a title search to show it is free of debt ? Please anyone that knows help me I don't want to spend money in the wrong places or should I say on the wrong things and not be enough or complete.Please advise ....Thanks in advance

If the co-sponsor is using property to cover a shortfall in income, the property must by 5X the shortfall amount. Yes, it needs to be appraised and if there is no loan that needs to be shown as well.

It's 3 times the 125% poverty amount is liquid assets for the I-134, 5 times for the I-864

3 times multiplier is for petitioner or beneficiary assets. 5 times for anyone else. Also 5:1 for assets held outside the US. This applies to I-134 as well as I-864.
