Well, my sponsor just lost his job. He still owns a house which will be enough to sponsor me. But how do I exactly count the assets? Do I need to hire somebody to evaluate the property? I would very much like to avoid the expense if possible. People told me that they accept Kelly Blue Book value for a car. Is this true? Then I can probably do a free evaluation online. But will they accept it?

And I filed my application last month. I got email/text for my I-130 and I-485. However, I only received one NOA so far. It's for the fingerprints. What kind of NOAS should I get? It seems that everybody got their NOAs before the NOA for biometric. Is my case normal?

To be allowed the assets must be liquid. I doubt he would be accepted as sponsor based on the value of his house. If that were sold he would then live where? Same idea for a car.

Best to search for a new sponsor to help ensure success.

House and car and not liquid assets and I doubt they will be accepted in lieu of income.

He has multiple properties. Is it true that it has to be liquid? What does it exactly mean?

It means they could be easily converted for cash.

Will his savings count? Does it have to meet 5 times the difference? How about bonds, stocks, etc? How should I count them?

Yes, savings and stocks will count at 20%.

If your sponsor has multiple properties maybe he/she has some rental income as well?

Yes, he does. But because it's private property he has no lease or any other documents to show. They just simply mailed him a check or give him cash.

Lease documents would not be needed if he disclosed the income for tax purposes. But I suspect, he did not.

A recent valuation from a licensed appraiser is need to establish the market value. (page 8, I-864 instructions)
