I know for me and my husband we did not have a joint lease (well we did but the landlord was very slow getting us a copy). All we sent in was a copy of our marriage license and a bunch of our wedding photos and we were approved very quickly :)

My answers in bold:

It says I don't need to send a copy of my passport although that does not sound right. Shall i send a copy of my BC and passport to be safe

You only need to send one or the other, the purpose of sending a copy of your birth certificate or a copy of your entire passport is to establish US Citizenship. Sending both needlessly junks up the file with fluff pieces.

Do I need to send original copies or certified copies or will photocopies do

Only photocopies are sent to USCIS, DO NOT send originals.

Should I include my co sponsors proof of us citizenship

You will not be sending any information about your joint sponsor until the NVC stage. I'll refer you back to what I said above about unnecessary items that are nothing more than fluff.

Thanks for the response, 1 other question do I need to get anything notarized. like the sworn statements from friends and family

Notarization is not a requirement.
