Okay, so I get the poverty line amounts but what if the co sponsor is below poverty lines with the additional person. I mean the tax reported income will be lower than poverty when adding my spouse as the sponsor is retired, but has real property.Is it possible to use the property value? If so how do you do it? What do you need the property tax papers ? Appraisals? How much more than poverty amounts need to be if it is in real property? Is this even possible? Thanks for the help.

If the property is primary residence it cannot be used.

You need to have a recent professional appraisal done- tax papers/ property tax evaluation is not enough.

The co-sponsor can use the equity of a second home (ie appraisal value minus any mortgage, lien etc), this is an asset and thus he needs 5 times the short fall. So for example if he is $5000 short of the 125% poverty line, he would need a minimum of 5x5000= $25'000. When using assets, the CO usually wants you to be well over the poverty line, not just scraping by.

Me: Irish/ Swiss citizen, and now naturalised US citizen. Husband: USC; twin babies born Feb 08 in Ireland and a daughter in Feb 2010 in Arkansas who are all joint Irish/ USC. Did DCF (IR1) in 6 weeks via the Dublin, Ireland embassy and now living in Arkansas.
