How much do they count? Say for example, a potential sponsor is earning 15K per year but they have assets worth over 100K (Condo etc) would that weigh heavily in their favour?

Not necessarily. It would be best to find a cosponsor. The Instructions are clear what documentation you need to have to be able to list non-liquid assets, like property, house, condo.

It must be appraised and then all mortgages or liens against it reduce it's value.

Problem is that is one of the co-sponsor options. All the people who are earning a lot are too old and paranoid to sign anything, and those who are willing are too young and not making enough.

But assuming there are no mortgages and nothing else that will bring the value down, would an asset of that value help at all?

I agree Baron. But lets throw the Guildlines OUT THE DOOR and talk Finances. Yes, I think property is liquid and can be sold for Cash. However, Just because the appraised amount is say $100.000.00 don't mean you can liquidate for that amount in less than 1 year. Additionally, there is no way you can pay property taxes on $15,000.00 a year Income (Gross) . Land, property values have went down as much as 55% and what you paid, Vs what you owe Vs what you payed means nothing. It is what you can sell for and Liquidate. No sense right. You have to have a place to live. There is a Morgage, electric, internet in which the OP has. On $15,000.00 a year? Got to eat. Got to pay for Gas to work, gotta pay vehicle insurance. A appraisal may work depending on what the Value is of the property or Assets. There is not enough information from the OP to decide that. But, I agree. it looks bleck. A co-Sponsor.
