Did it take long to get tenants?

I'm kinda on the fence right now. My primary goal is to buy my dream starter home in the East Bay in two years the proper way ie. 20% down no PMI insurance etc.

But I could easily buy foreclosed homes out further in areas like concord every 8 months or so in that time and have 3 rental properties within 2 years.

It's an incredible investment.

In my 2 years experience I just now had one late payment (and she paid $1200 instead of $1150 for being about 2 weeks late).

It's a beautiful sum of money that can cover all my bills and leave another $600 or $700 leftover.

The demand is just on fire. One craigslist post with some pictures and you'll get a good 5 calls a day. The first tenant left and before they vacated the house I quickly found another tenant. Two lesbians. They stayed a year and just left last month and again - before they left I found a replacement tenant. And also I jumped the price from $825 on this house to $850...

The other house is only on the first tenant - they were late one time but paid a $50 late fee.

I like it. I've had great luck so far.

My dad has more (5 houses) so he has ran into a few problems. Late payments. Non payers. People that pay one time each week (4x in a month) to cover the payment. Had to go through the eviction process (and currently trying to evict another horrible tenant).

The one thing that is holding me back is that I, personally, will have to rent longer since my immediate area is so much more expensive.

Why is an ultrasound or MRI so expensive? There's no reason for it to be.

My understanding is that when negotiating, the Insurance companies demand a discount. So if a hospital needs say $300 to cover the cost of an MRI.

They have to make the base cost $1000 and then after taking off the 70% discount that the insurance company negotiated they get the $300 they need

to cover the real expenses. The poor smuck who couldn't afford the insurance in the first place is then charged 3 times the actual cost. A significant

portion of those poor smucks then don't pay their bill.
