There is the I-864 Form. Then there is the Instructions for Form I-864. Did you look at both????

thanks jojo... when i tried to open it on google it wouldnt come up.. so i would also be able to use his income after we are married or his assests if he has any correct? im thinking that would be helpful...

You cannot use the intending immigrant's income. Please read the instructions, it doesn't appear that you have done so.

Timeline

Current and continuing income is what is measured for the sponsor unless they are self employed. If the sponsor is self employed then line 22 from their most recent (2010 in this case) form 1040 tax return is the income used.

If the intending immigrant's income will continue from the same source then it may be considered. The interviewing CO makes the final decision.

Butter, the links that have been provided to you above are a must read. Now, the Jamaican embassy will be looking at your 2010, and 2011 or 2012 income to see if you qualify for the poverty level based on your current family size, this will include your husband or finance.

Your SO's income can not be considered unless he can prove that he will continue to receive this income after he has migrated to the US. If you do not meet the poverty income level, the embassy will require that you obtain a co-sponsor.

Your SO police record MUST be clean, if not the US embassy will deny him a visa. If you plan to go to Jamaica and get marry, then you will have to show that your marriage is real. This will need to be demonstrated by multiple visits back to Jamaica while you are waiting on approval for the visa.

This is a costly process, multi visits, phone calls, and the cost for the entire visa process. This can run any where from $4000 to $6000 dollars. I am only stating this because if you are concern with just meeting poverty level for the 864, you haven't taken into consideration the entire cost for the whole process.

No a co-sponsor will have to cover their family plus your husband. Your income will not be added to the cosponsors income.
