I am in the process of preparing the affidavit of support for my spouse. In lieu of income I will be listing assets of about 6 times the 125% poverty guidelines. Since the petition is for a spouse, and I am a US citizen, I apparently only need to show assets totaling 3 times the poverty guidelines, so I feel reasonably secure that my i864 will be accepted. But of course I'm nervous anyway. Are there any hiccups or concerns I may be missing?

Also, part of the assets includes a house. In the i864 instructions, I am asked to provide a recent appraisal to establish the value of any real estate. Is an appraisal from January 2010 recent enough?

No, that wouldn't be recent enough. The major concerns are that the assets (read the I-864 instructions carefully) considered must be reasonably liquidated within a year without causing undue hardship to the sponsor or their family. Unless the non-primary residence assets cover three times any income shortfall, you would be wise to find a qualified joint sponsor.

Remember that for real estate, not only document the value but must document the current mortgage amount. You state only the difference as the asset.

Thanks for the response. There is no mortgage on the house. I co-own it, and the appraised value for my share comes to around 3 times the income guidelines. The other assets I'm listing are highly liquid and account for about 3.5 times the income guidelines.

The problem with co-ownership is that you lack the necessary control to liquidate within a year, so the asset cannot be considered liquid unless your co-owner(s) are also joint sponsors.
