Yes and no. Property rental is a business. You cannot report income to a business, you CAN report personal income derived from renting a property. I am going to guess that amount is -0-. Right?

Property remtal income is included in your income tax return and the schedule is attached. What is your gross personal income from rentals that appears (or will appear) on the 1040? THAT is what you can include.

In as much as you, personally, have income from the property, yes, you can claim it. Otherwise, it is a business and you claim the amount of revenue minus expenses and costs, depreciation etc.

if he is an adult, he is not part of your household. A copy of a lease between you would be better than a notarized statement. If there are no deductions or costs then the amount counts as income. I also suggest you deposit the payments to your bank account so they show up as deposits and bank statements will support your claim of this income.

Yes and no. Since this is apparently a roommate, I wouldn't expect Manila to consider it ongoing income, as it is unlikely to continue to be available for support once the foreign fiancee arrives. This kind of income is shown on a tax return and it won't be. You can try claiming it as current income but the Consular officer will make a judgment call at the interview.

Don't think you can. Renters' income as personal income will show on the ITR net of any expenses - depreciation, repairs, etc.... with both my fiance and myself, it showed either -0- or negative amount, which in your case most likely is the same.

If it's just the two of you, then $20,000 meets the guidelines. If three or more, it doesn't.
