Hello everyone. I have a question about the income for the I134. I know the answer will probably be get a co-sponsor but I want to ask anyway. Currently I am a student without a permanent full time job. I am working as a chemical engineering co-op until may 19th and I will earn about $12,500 for that period of time. However, this job is not permanent. I will have a permanent job when I graduate in spring 2014. Additionally, I have income from a rental property I own which is $19,800 per year. The unfortunate thing is that this house is probably going to be foreclosed soon because I have not been able to pay the mortgage due to my long time tenants moving out last year ( they had been replaced with new tenants several months later) and $8,000 in repairs I needed to make. Also, I get about $10,000 a year in cash from an excess of student loans and pell grants. Can all of this "income" be considered for the I134 or should I just try to find a co-sponsor?

Just claim the income on the irs forms so u can get 1099's on ur 1040 which should all be added in ur gross income totals , which is what they are looking for as long as your above the property line income class based on dependents, you should be fine.Do it now don't wait til after the 15 th. U may have to pay extra in taxes, don't forget that the irs will always take in more than u actually made, they just don't like the opposite.However,B4 u do anything always check with a financial/ tax professional..

You can't claim student loans as income. You may be able to claim part of a Pell grant as income if it's a portion that was refunded to you AFTER your educational expenses were paid. If you claim it, you'll pay tax on it.

No idea about the housing issue. If you claim your house on form I-134 it will ask for the value of the house and also how much you owe on it. If you go this route, you'll need to provide documentation to back it up, including info from the mortgage company - which may be difficult to get if you're being foreclosed on.

Someone else can probably better answer your questions about income. Just remember that the CO is looking to see that you can provide financial stability for yourself + your dependents + your fiance - both now and in the future. If you can't show that the job is stable and the source of income is ongoing, it will probably be an issue.

Being a "landlord" you're going to be treated as "self employed", so your "income" will be whatever is on line 22 of your latest 1040 form when the time comes. Based on depreciation and repairs to property, there's a good chance that's a negative number.
