At 3.375% interest rate for 5/1 ARM 30 years, every thousand loan will cost $4.42.

So for $204K purchase price with 5% down (in my case), loan will be $193.8K, then monthly payment (principal and interest) will be $856.60

There are many online tools to calculate it.

My total outflow comes just as close to renting a luxury 2 br unit in Edison area - Total around $1,500.

In fact, if one pays off in 30 years, interest will be 150% of the original loan amount. It is real rip-off!

That's why always beat the rent and pay off as quickly as one can :star:

My all investments are back in India, that's why I don't want to load more money in the U.S. India gives phenominal ROI as one of the fastest growing nations.

Yes, Malvi, it will be 100% interest. 150% was based on my few years back calculation when rate was 5 or 6%.

Based on 3.375% at 5% down, total interest will be 59% of the loan amount.

Now since it is 5/1 ARM, you need to pay off or sell off it in 5 years. Because interest rate will fluctuate (it will increase) after 5 years.

Chances to go down is no way. Because bank charges PLR + 3% for consumer loans. PLR now is close to 0%.

So, set the target and attack :star:

My wife birthday was around when my mother had the stroke. My wife and her family were planning a big birthday party since it was her last with her parents, and first after out marriage. They cancelled it and instead used all of the money feed orphans. That was very nice of them. No? I cannot speak a like but that made me cry and my affinity toward my wife became that much more stronger.

That's the best deal you can ever get - 0% interest rate - like olden day's credit card deal :) :) :) I wish that deal should come back again :star: I remember I have pulled some fat money in that deal and invested in India during those days and paid off 0% deal was about to expire here.

My best rate for this deal would be 3.625% for 5/1 ARM with no loan origination fee and 0 points. This area is bit expensive as well! But, there is a decline of 35 to 40% already from all time peak in 2006. Similar to my unit was sold for $310K during peak time. Now it is $204K.

Did you move out to your new home already?

Yes. I did last week. I have to fix Bathroom and kitchen area...I have been shoping around to see i can cheap deal from Home depot or others places. I got a qoate from Mexican contractor.

for my both bathroom: New toilet bowl, basin with counter and tiles for $3850.00( including labor cost+ accessories)

for kitchen area with bult new counter+pantry for $3500.00( Including labor cost, tile+accessories)

Is that good deal?? Any suggestion would be greatly appreciated.
