Parents as co sponsors - do both parents have to sign?

Ok So I am planning on asking my dad to co sponsor for my fiance's K1 visa (as I dont make the requirement income), but my question is when he is completing the I-134 or I-864 will both him and my mom have to sign - since technically the house and assets aer hers as well?

Only one signs. Pick the one who has personal income that qualifies, then simply leave the asset portions of the affidavit blank. You'll need their complete joint tax returns including W2 and 1099 forms, in order to document the individual's income. State only the income of the sponsor, not the couple.
