But a short sale is a short sale, not a foreclosure. A short sale is where the owner is selling the property for a price short of what is owing. That is why the bank has to agree to the price - but they don't necessarily forgive the loan.

Clarification noted. My point was whether it's foreclosure or short sale, the Canadian mortgage is recourse, which means the banks can go after you personally for the difference (e.g. if they sold the foreclosed home or agreed to the short sale price for less than the mortgage amount, they can and will go after you personally for the difference). For that reason, most Canadians have the interest to keep up with their payments. For most of the US, they can only collect the collateral, not go after the borrower. IMO, a distressed seller who cannot successfully short sell will be pushed into foreclosure--the two rates are positively correlated.

Happy Birthday!! I used to do that...wake up and find the door unlocked!! Worse was when I DID lock the door, and left the keys in the lock anyway!!! How's that for security?.... :blush:

Thank you!! I'm not too worried about it..but it still made me go, ''What on earth! I swear I locked this.'' I live in a pretty decent part of Calgary and if all else I have a angry German shepherd that doesn't take kindly to strangers. :lol:

Hubby and I have been planning a birthday getaway weekend for my upcoming birthday in March... when I no longer have to listen to him calling me his minor... :angry: So anyhow, heh, at first, he was thinking of us spending a night in Tampa at the Seminole Hard Rock Hotel and Casino... until I looked up prices to stay there, haha...

So, now I'm thinking we're going to spend the weekend at a hotel just outside of Universal Studios, and enjoy comp'd tickets to the park for the day, courtesy of the points on our Chase Sapphire. :dance: I'm very excited, as we never had a honeymoon. Closest thing to getting away for us was our trip to Montreal for the interview.

Now, here's hoping the Wizarding World of Harry Potter is open by then. :thumbs:

Has anyone heard of the sybaris spa resort ? David really wants to go their for our "short" honeymoon. From what i'm reading and seeing it looks very nice but oh boy the prices just for a 2day getaway! And when i look at the website i start giggling like a ittle girl and my face goes completely red from blushing LOL.
