Good evening,I hope all doing well,

I hope you are doing well, I'm Egyptian and married to an American, we met in January 2007, married August 2008, Having a baby in February 2010.

Is there anyway to finish my immigration papers without having enough money to do the I-864 form??

Can My Wife ( American ) use me or my mother as a sponsor, if yes can me or my mother sponsor my wife with a flat ( 50,000$ ) or it must be cash ??

Thanks.

you can't avoid the affidavit of support.

your mothar can be your wife's joint sponsor, as long as she is a US Citizen or Resident.

Your wife is the sponsor and your mother would be the joint sponsor.

No way around the affidavit of support. Your mother can only co-sponsor if she is legally resident in the USA (such as a citizen or green card holder). You as the foreign spouse can contribute your assets, but most embassies will only accept assets (savings, property, shares etc) located in the USA. So if that flat is in the US and in your name, then yes, you can list that as part of the assets section in the affidavit of support. Where are you in the process? I am asking because once the baby is born, the salary or assets needed for the affidavit of support will go up, as there is another member in the household, ie the baby.
