I-864 income requirements for self employed couple

I am sponsoring my Salvadorean wife of 2 years and my step daughter and have a problem with meeting the income requirements on the I-864 form. We have lived here in El Salvador for the past 3 years, I have been going back and forth to the U.S. to earn some income but last year I made only 12,000 dollars, which is below the income guidelines they set for our family of 4. I do own a home and have a construction business back in the U.S.

Question is Will I need to suppliment my income support with, property value, or possibly my wife's income? Thanks Kevin

The only "income" that can be used to qualify a sponsor in income that will continue from the same source after you come back to the USA. If the $12,000 doesn't fit that criteria, your current income is now zero. Liquid assets can be used to offset an income shortfall with $3 in assets replacing $1 in income. Liquid is defined as something that could reasonably be liquidated within 12 months without harming the family circumstances, so generally equity in the home you are or will be living in is not counted. If you don't qualify, you can find a joint sponsor who does.

Curiously, you are posting in the K3 forum about an I-864, an affidavit not used in the K3 process.
