Yeah the calls I had to make today didn't go very well :blink:

Allstate - letter of experience, as above.

Lawyer regarding house closing on Monday (haven't heard from them) - Oh - we haven't received anything from the bank - well no you wouldn't have as those documents are being signed Thursday - oh well that's cutting it way too close, no way you can close on Monday.

House insurance - Yes - we can sell you this insurance - give all the extra info they needed, now we need to speak to your Husband - umm no you can't he's at work - ok well call back when he is available - but you will have to give us that extra info again.

Bank - Hello bank, can we sign those documents today? Had to leave voice mail, no call back yet.

Ok so this just makes me mad.

They have changed the mortgage rules in Canada.

Basically they were throwing ideas around - right now people can get mortgages with an amortization period of not more than 35 years and a 5% down payment (they also have to pay CMHC insurance for mortgages with less than a 20% down payment).

Well now the Government has bowed to pressure from the banks to modify the rules - originally they were asking for the maximum amortization to be 30 years and a min 10% down payment.

What the government has done instead is modify the qualifying criteria.

Currently, your bank would look at the 3 year fixed rate mortgage and make sure that you would qualify using that mortgage (regardless of whether or not you were actually getting a different mortgage). Now they will use the 5 year fixed rate mortgage as the criteria.

What that means in practical terms is that Canadians will be forced to make bigger downpayments.

So for instance under the old rules, you might have qualified to borrow 200k, but under the new rules you might only be able to borrow 165k, therefore you are going to have to buy a cheaper home.

On the surface this does appear to make sense - in that they want to keep people from over-extending themselves. What it really means is that in hot housing markets, like Vancouver, Toronto and Calgary, people who are making less than around 60k per year just won't get to buy a house, unless they can come up with a huge deposit.

In these hot markets, rental prices are pretty much equivalent to what a person would pay for a mortgage payment on a cheaper house - this will just keep middle income earners out of the market.

The rental prices being equivalent to mortgage payment on a cheaper house is not true for Vancouver, unfortunately. even with 25% down, mortgage payments on houses will exceed market rents. :-(

So what is the price for say a 2 or 3 bedroom apartment in Vancouver now?

Aprox $1600 average per month.

If you were to buy a 2-bdrm condo with 25% down, $350K (good luck if you can find a condo at that price!), interest rate at 4%, the mortgage payment is $1850 per month. Then there's the additional monthly condo fee of anywhere from $200-350/month. Yeah, it's quite the money pit.

This is seriously how I feel right now!!! :crying:

Hubby found out on Friday that he got put on a deployment list! Didnnt think the trainer would let him go ( long story).....gets a call this morning that everyone is OK with him leaving.....

The best part about all of this.....he has only a few weeks to prepare & leave! It's only for 3 mos... I guess I'm

fortunate in that respect.

Which brings me to my second vent.... Found out this morning that I got SCREWED OVER by the employer I was going to work for! They called me last week to offer the position... Now I find out today that someone internally was offered it. After a few choice words with the HR person.......Well in the meantime I had declined the OTHER job

that I had already done all the preemployment testing for and was slated to start March 1.

Now I have to start job hunting all over again... When I'd rather just :crying:

Something better is coming open soon... Keep telling myself that!

I have the flu. This is the second day I've been feeling really miserable, getting sick, and running a fever. Yesterday, I had to make over an hour's worth of phone calls to close the youth center. Today, I don't have that option (we can't be closed two days in a row). I've tried calling every member of the board, to no avail. The one I could get ahold of won't run it on his own, he wants someone else there. While I appreciate that, I also do this job BY MYSELF EVERY FREAKING DAY.

Yay for working with teenagers while running a fever and running to a trashcan. What the hell good am I doing anyone today?!
