hi,

im renting a house and the people living in it right now always find excuses to pay the rent late...i mean, every single month somebody got sick/ in a car accident/ heart surgery/ mother dying etc etc...im not sayin those are lies but man!!!!! i thought i had bad luck....

anyway...i just wanted to know...maybe someone has been though this before or heard from someone else....in case they decide to run and not pay the rent for next month, are they in big big trouble or what? will i get my money somehow?

they're already 2 weeks late on this months rent, and they we're supposed to pay it on the 27 (normal they're supposed to pay it on the 15th but they asked for 2 more weeks)...i have a contract and everything so im covered....or whatever you call that!!

arghhhhhhhh...its such a pain in the ........to rent a houseeeeeeee......

sorry, just had to vent....

Begin eviction proceedings or just let them get away with it month after month. Do you make them pay some sort of late fee because I had to do that even if it is one day late for my last two landlords?

i guess im an idiot :)

thank god i made a contract otherwise....i have the penalty fee written there, but i always waved it like an idiot because they always came to me with those excuses...daughter with pneumonia and the rest written above and more...and i have a good heart :)

the problem is that we need to rent the place and we've been screwed over alot in the past by real estate agents and property managers...so we're kind of on our own and not knowing what to do...we wanna get rid of the place but nobody is buying right now...oh welll...

i guess i just wanted to know if u can get your money even if the renter dissapears and has NO money to pay you/bills etc....

If they've been renting the house for several months and only recently started paying the rent late, I'd talk to them and ask them if they are going to have trouble paying it on time from now on? Find out their reason and if it is not an acceptable situation, I'd give them an ultimatum that is within your right of the contract.

Honestly, sounds like you're gonna get screwed in the end. Chances are if they're late on the rent, they're also late on the water and electricity. If they skip out, you could get a judgment against them, but that will take time. And you'll be responsible for the outstanding utilities. Good luck trying to collect $$$ from deadbeats. You'll be renewing your judgment every few years and probably never collect on much of it.

I'd stop giving them a break on late rent and a break on the late fee. Send them a notice they they're late on the rent, and you will now be charging the late fees. Give them notice that they have so many days to catch up on the rent. Next time they're late, start eviction proceedings. I know it sounds harsh but you don't owe them anything.
