Renting question

hubby and i looked at a beautiful house for rent on sunday morning, everything seemed to go well the woman was very nice etc...we filled in a rental application and handed it in that same evening. Now i am not a patient person, how long should we wait to hear something back from them? The other thing was that she did say it would be longer before they moved out as the house they had planned to buy was sold, so they are back to looking for another house to buy. So we know it would be a little while before we moved in if we got the house....should we contact them or wait it out?

I'd give them a call now so that you can both get an idea of the other's expectations re: a timeline. If their move-out date (and your move-in date) is dependent on their finding and buying a house, it could be a while. Is there anything specific that they're waiting on, like a credit check or something? Are there other applicants? I don't see the point in waiting to call them. Then again, I was usually pushy as a prospective tenant, because it's easy to lose a good opportunity if someone else is pushier than you are!

I have to say that it sounds like they're being a bit premature in taking applications and seeing potential tenants, considering that they don't know when the place will be available.

Sounds weak to me, extremely weak, they advertised their home for rent with thoughts of buying a home, but it was sold already? Didn't they even bother to make an offer on that house and close the deal?

But apparently they are insecure because they are depending on using that rent money to help them pay for that new place, do they owe money on the house you are looking at?

And why rent it if you like it so much, buy it, bypass the realtor, just want a fat commission to show you the drapes they won't leave anyway. Any saving and loan bank has an attorney they need anyway to make sure everything is done legally. Learn the assessed value of that house, explain to the seller the problems they can have with renters, and with liberal judges, there are problems favoring the tenant.

When you rent a home, have to cut the grass, shovel off the walks, pay all of your utilities, some apartments give water and heat and you are just benefiting the owner, not yourselves. Can even do a down payment on a private contract if you don't have the cash, especially now since the housing market is at an all time low.

Just something to think about. Oh, and have the house inspected as a contingency to buying it.
