Do you know the Calgary market?? I don't that well, I'm just saying it "may" be a good deal. One can't compare Calgary to DC or New jersey! Were looking at houses right now between DC and Baltimore, and expect to pay around $450,000. And a house like that could go around 400,000 or even more, all depending on what area ur looking in. It is all about location and the school districts

It may be a teeny bit high, but Flames is correct, the price is not out of line for Calgary. This is interesting - to see your comments!

The thing with houses (among others) everyone has their own taste. As well one has to figure out the neighborhood and the schools! Maybe the house isn't quite what you want, but the neighborhood is super and so are the schools, so you sacrifice a bit on the house to get the better neighborhood/schools! We may not even have kids, but stil want an area that has great schooling for resale value!

Canadians Visiting the USA while undergoing the visa process, my free advice:

1) Always tell the TRUTH. never lie to the POE officer

2) Be confident in ur replies

3) keep ur response short and to the point, don't tell ur life story!!

4) look the POE officer in the eye when speaking to them. They are looking for people lieing and have been trained to find them!

5) Pack light! No job resumes with you

6) Bring ties to Canada (letter from employer when ur expected back at work, lease, etc etc)

7) Always be polite, being rude isn't going to get ya anywhere, and could make things worse!!

8) Have a plan in case u do get denied (be polite) It wont harm ur visa application if ur denied,that is if ur polite and didn't lie! Refer to #1

I understand what you are saying flames about markets...I do...I'm not stupid. All I am saying is, if that is what people pay in Calgary for that kind of house I'd be moving! ;)

Furthermore, I've never heard of Canadians moving to find good school districts. I don't know where you grew up, but where I grew up in Southern Ontario they are all pretty much the same.

I probably would not look at it tho just due to price first and the year it was built in

Never said u were stupid. Alberta is a rich province,and housing has been a boom there for many yrs,has slackened the past while.

Canadians Visiting the USA while undergoing the visa process, my free advice:

I am still amazed how cheap it was!!! i am used to Toronto prices :P

I like the house, but I've always like split-level homes. Finishes are nice. Personally, if I was the person selling the house, I would have taken a picture from the summer and not from the fall. Everything looks so dreary. The location is fabulous though. Near transit, near 16th ave and near Deerfoot. That is an area I'd like to live in.

As for price, I know they've come down a bit in the past few months, but it seems about right.

I don't like the exterior of the home, but it looks light and fairly spacious inside. If the Calgary market demands $420k for this type of home, then this is probably a good example of one that is well kept, clean, and move-in ready.

I'm a realtor in Mississippi and to me, the house looks very nice. But, when I use a phrase like "unique floor-plan" I am usually trying to be diplomatic in describing something that is difficult to imagine.....it sounds like it might be an awkward arrangement of rooms. I once had a house listed that had a "unique floor-plan." It was a one bedroom, 4 bath house.....but it sold!

I agree with that 'unique floor-plan' comment they make - it sounds like it is weird or something - and it isn't - it is different than standard because it is custom - she should have used the word custom methinks.

A lot of people did move :thumbs:

As for the schools, I have never heard of anyone moving for a 'good' school district. The fact that this house is 1 block away from an Elementary school is a selling point though. While all schools in Calgary are pretty darn good - there is a shortage of them and I would much rather be able to watch my 8 year old walk a block than drive them or put them on a bus.

But anyhoo, the story of the house isn't really all that exciting or interesting.

It is in a neighbourhood that separates NE and SE Calgary - a little neighbourhood that doesn't really have much around it - it's nice, it's quiet.

It's owned by someone I know and it has been on the market for about 8 months. It is suitably priced for the area.

I personally just thought the description in particular was awful. Also - like you said Amanda, what about the other 2 bathrooms? (actually they have both been updated and look really nice, both also have a shower as well).

And the room downstairs that needs drywall and insulation? That the basement :lol: - it basically could be a suite because it is bilevel and that's what she is talking about - since there is already a bathroom and bedroom down there.

Someone mentioned about the picture being taken in the spring - exactly - there are two gigantic trees in the front that are beautiful in the summer - where is that picture?

Anyway, what this exercise was really about was just to get impressions of the MLS ad - it's funny none of you mentioned that the first line is - Be in for the Holidays!! :lol:

Also I think the 'most windows are maintenance free' comment is just ridiculous.

Anyhooo

They are willing to sit on it for however long it takes to sell.

Believe me, there are some bad ones out there.. the guy who is trying to sell our house (we rent) for our landlord... crrreeeeeeeppppy guy... I wouldn't buy a bag of ice from him..
