I've never worried too much about demographics. I worry about price, how cool the house is, and is there a Hooters nearby.

Okay, not really. I've never actively searched out a "diverse", "professional" "community" though. If I want to, I'll make friends wherever I live. I'm not snobby or elitist. If the guy next door drives a pickup, has a beer gut, and works as an auto mechanic, I'm fine with that. If he wears a tie and button-down, drives a Lexus, and works as a CIO I'm fine with that too. I can interact with either sort.

I'm more concerned with my house itself and where the important retail/service places are located.

People never think of that. They see that they can get a higher wage by working in NYC versus, say, Columbus, Ohio, so they go that route. They never seem to consider the other costs - financial, physical, and emotional. If they have another reason to be there, such as family, hometown ties, or such, that's one thing. But if they actually picked that area to live, then it's all on them.
And an even WORSE side to this.

Some in Canada have been known to also make a decisiton to take a TN-1 job in NYC based on the currency-converted rate (more when the difference between C$ and US$ is large) ignoring the fact that their dependent family members (spouse, children) will not be allowed to work--I've actually seen such complaints a lot on Canada-to-US immigration fora.

(and of course, they forget that the currency-conversion rates DO NOT necessarily apply to rent and groceries--in the above scenario, the Canadian family may actually wind up worse-off in NYC than in Canada).

Something to pass on to your children, a place to grow old, a place to have lots of happy memories, etc. I don't view a home as an investment. I've never had my my house appraised, and I honestly don't give a sh!t how much it's worth (or isn't worth).

Lady, people aren't chocolates. Do you know what they are mostly? Bastards. ####### coated bastards with ####### filling. But I don't find them half as annoying as I find naive bobble-headed optimists who walk around vomiting sunshine.

Eh, that's twice urban lot for free-stand house (1/8 acre was standard in 1970's Calgary).

In 1/8 acre, one could put:

  • a 1,300 ft2 (assuming single-floor) home with 6' separating house from property lines (sides) and 25' separating from kerb, 25' of backyard
  • front-entry double-garage
  • short driveway to garage
and have about 1/15 acre for lawn/garden.

(that's on urban--not suburban/exurban--lot)

Well I can't afford the house that I will pass on to my kids and grow old in (plus I have to move in 3 years), so for now I'm buying a place that will hold its value so we can make some $$ when we are ready to sell so we can afford the 30 year home. Different people are at different stages of what they need in a house.
