there are some really nice homes there, indeed...

the point that i am making, and apparently failing miserably, is that the woman who wrote that letter did not say that she used to live in nyc... there is nothing to indicate what kind of home she lives in, how she got there, how much money she makes, or any of her "choices"... those are all ASSUMPTIONS made by the other posters in this thread... unless, of course, someone knows her personally

she may well be just what is being described here in full vitriol... but she could just as easily be someone who has always lived there and lives in a home like one of the ones that i posted... they both do exist

Does that sound like someone who's been in Tobyhanna for any meaningful period of time? Home prices today are down to 2003-2004 levels, they're primarily impacting those who bought after that.

It's all relative. A quarter acre is much more than most Pocono-NYC commuters can afford closer to work. And developers who actually build out the subdivisions in the Poconos know they don't expect much, so build things real close together and maximize their own profits by squeezing in as many people as possible.

This weekend, I went out and visited a subdivision mostly completed with small parts still under construction about 40 minutes north of where I work. It's the ugliest thing I've ever seen. Here's a satellite image grab. Notice how close together everything is. But the place is on top of a hill and has gorgeous mountain views. And more importantly, it lets people think they have a house and not a condo/townhouse.

ps. that whole complex is in the upper 300s if you buy from a previous owner, in the mid 400s if you buy new from a builder.

But they're not condos. They're single-family homes :P Seriously, they have a foot or so between them. That's enough to technically make 'em SFH's, but it's a bit of a joke.

Oh and every single unit is occupied. It's apparently a sought-after community (which is why we went to go take a look) but at first glance I couldn't tell why.

All kidding aside, it is a nice place to live if one can get beyond the space issue (I can't). It's a well-educated, racially diverse, very young community. There's a big hospital and a few pharma companies in the area, so that's where it draws its residents from. Demographically, it's exactly what I want, but I can't get past how freakin ugly it is.

I've never worried too much about demographics. I worry about price, how cool the house is, and is there a Hooters nearby.

Okay, not really. I've never actively searched out a "diverse", "professional" "community" though. If I want to, I'll make friends wherever I live. I'm not snobby or elitist. If the guy next door drives a pickup, has a beer gut, and works as an auto mechanic, I'm fine with that. If he wears a tie and button-down, drives a Lexus, and works as a CIO I'm fine with that too. I can interact with either sort.

I'm more concerned with my house itself and where the important retail/service places are located.
