Timeline

We want to put a fence between our property and our neighbor's and need a land survey first to mark the boundaries. I've got estimates between $350-375 (land size 60' x 100') that include drawings and the actual spikes. For the correct placement of the fence I would think the spikes will do the job, but I am not sure why we would need the drawings. We already have a drawing from the time the house was bought, but it's a simple drawing (in fact is a copy from a register, with no names, date etc) only with dimensions for land and position of the house.

I am planning to call back and ask for estimates only on the actual placement of the spikes on the land because I am not sure if/when we ever need the drawings.

Any advice on "should we buy also the drawings"?

I suspect the drawing is in case anyone questions your fence in the future and he probably makes it for his files in case you sue him. There probably isn't a cheaper price just for the spikes. Good luck and be sure to check local laws about permits and heights. If you don't they may make you take in down.

A mortgage inspection is what was completed at the time the house was purchased. You are correct that it is basically a plan sheet that show the house in relation to the property lines and that the structure is actually on the piece of ground in question.

As the previous poster mentioned you will need to check with your local zoning board, they may require a survey with pin locations prior to issuing a building permit. If you know where the peoperty pins are and have them exposed it will save a little time. The cost that you reference is actually mainstream for this part of the world. Gotta help pay for that stamp.

I believe to get a permit for the fence in some cities/villages, you need a "valid" survey. A valid one is only 1 year from the time its issued/drawn out, so unless you purchased the home within the last year, you'll have to get a new drawn out survey.

Make sure when you call these places for estimates, that when they come out to do the survey, they put the spikes in for you same day. My dad had a company do his (for about the same price you are being quoted)... then he found out they charged an additional $40 per spike. Had he told them to do it when they came to do the initial drawing it would have been included in the original price agreed on.

I know this is a post that hasn't been updated in about a month but.. just in case it's of any use you might want to check with your city/county. Google their website and make use of their GIS (if available) system to get a bit more information on the property if needed you may also want to check the local property appraiser website and get some more info. This is free information and if it's useful at all to you look into it, it may help!
