So I get up early cos I have a listing appt at 9:30. Get up at 6, get ready, go into the office, finish compiling data, make my presentation book, get in the car, get to the house.

Walk around the house...it's a little disappointing cos the inside is quite antiquated. Dark brown laminate cabinets in the kitchen, 1970's tile in the bathrooms, etc.

We start talking mkt price. I tell him where imo it should be priced. He thinks that's too low. I say 'ok what are your expectations?' He tells me he won't sell for a peny less than $20k more. Coincidentally, that pice was MORE than what brand new homes with pools are going for. So again, more disappointment. At this point, I'm making my exit strategy cos I refuse to waste my time with a turkey of a house.

I tell him 'well I understand you are hopeful, but I have to say I don't think it's realistic' So we're having a discussion back and forth & I'm thinkin to myself I need to leave right then and there. But then he brings up my fee. Now I won't say which, but I work for one of the leading companies which carries a STERLING reputation. I give him my fee, then he says his daughter's cousin's sister's blah de blah is in the biz and has offered to sell it for $5k less than what I told him

So I ask him what motivates him....cost or quality & selling -price. Statistically, my company's listings sell higher % of listing to selling price ratio than any other co in the area. At this point I don't even know why I'm wasting my time cos I don't even want the damn thing, lol

He says it's about the cost

I said 'well why on earth would you call me then?'

He says 'well she doesn't work around here so we needed some information.

I pack up my briefcase & put all his data in my brieftcase. He says 'can't I keep that?!

Me: Nope! It's kinda sad that you'll be paying 5 digit figures to sell your house and you have to do your own work, but I suppose you better get to work helping your daughter's cousin's friend's blah de blah!

I ABOUT DIED!!! THE FRCKING NERVE!!!

Now while I'm typing this, one of my cash buyers just called and wants another house.

The Lord giveth, and The Lord taketh away...or in this instance, reverse, lol

Some people just have all the nerve!

Eh, it's all swings and roundabouts really, I'm much more calm about it now. :) My day just keeps getting better.

Had this guy I've been professionally romancing for quite some time & he called me the other day wanting to buy another gas station & his cousin wants a motel.

gas station 1-2.5 mil

motel 3.5 mil

Right place right time, PRICELESS!

I'm going to meet with him now, fingers crossed!!!
