We had the similar experience. Tampa was booming - jobs, housing, all was going quite well. Although the big industry there was call centers. 9/11 hit and many of those call centers moved out of the area. Then the 2004 & 2005 storms hit and more employers didnt think the cheaper employment base was worth it - thus more moved out. IMHO it looks run down and particulary trashy now. I am glad to be out of there (mostly).

Here is what 400K buys you in my city (which also has empty highways and streets regularly - exact opposite of anywhere in Tampa)

What's the employer base like?

This is from wikipedia:

Major Employers

The largest employer in Overland Park is Sprint Nextel Corporation, which was home to the Sprint world headquarters prior to Sprint's merger with Nextel. Its campus occupies 240 acres (1 km²) in the city, and employs about 18,500 people. [6]

The city is also the headquarters for YRC Worldwide, local telecommunications carrier Embarq, restaurant chain Applebee's, and the employee-owned Black & Veatch Corporation (which my husband works for). The Shawnee Mission, Blue Valley, Spring Hill and Olathe school districts also employ several thousand people in the city.

It really is a nice city, and Kansas City MO is pretty cool as well. The demographics here are really skewed though (90% white according to the 2000 census). While the pay rate for us was much higher here than in FL, the taxes kinda killed us (top of one bracket in FL, lower portion of the next higher so that didnt work out too well.)

Drawback - kinda boring.

Interesting.

How do people pronounce Veatch?

I know how I'd say it but I suspect that isn't right ;)

Veeetch. heheh. They have been wonderful for us. Employee owned was also a great selling point for hubster when considering it as well as being worldwide.
