I've asked this before but never got any answers other than check the guides (which I have done a thousand times).

How do my parents (who are co-sponsoring my fiancee's visa ap) prove their ownership of their two homes? What EXACTLY needs to be provided?

What about stocks and bonds?

As far as Stocks and Bonds, you need to have a statement from the financial institution that the stocks are held at. I requested a letter from them stating the current market value of my stocks, the date account was open and the total contributions in the past year. It should be on their letterhead and signed by the financial officer

I am using the title of the deed (COPY), which is in my name. Hence theirs should be in their names. This is the best prove you can give in my opinion. :D

My answer would be: use the search if you don't find it in the Guides. And don't forget to search the archives.

Also, read the instructions for the I-864 (links in the DCF Guide); it is quite explicit about how to document assets including real estate.

The deed is not sufficient proof of value or liens against the property and would not be useful as evidence of an asset.

You can not figure out how to document stock/bond values?

No offense, but it is not helpful to tell me to go into the guides or do a search. I have done all of that countless times. Anyone who does not want to give specific answers can please move on.

Please understand that my fiancee is in Vietnam, which is akin to my fiancee and I being looked at as automaticaly guilty of fraud. Guilty until proven innocent. They are absolute B@st@rds at the Ho Chi Minh City consulate and if we do the slightest thing wrong, they will not give her the visa.

I need very specific answers that are known to be true. Not guesses.

And I have no stocks or bonds. My parents do and they asked what they need to show proof.

Then I suggest that you hire a professional familiar with your Consulate. No one has exaclty your circumstances and since we are only reporting on our own experiences, everything written here amounts to a guess.

You put a burden on the people you ask here, wanting 'guarantees' and unwilling to uncover the previously given information yourself.

Yodrak, her/his comments were not appropriate, nor were they on target. They were just rude and nothing else.

I have come up with many useful things. But not once have I come up with the answers to the questions I posted here in this thread. Every time I see them asked the answers are always the same: "Do a search" or "Read the guides." My God, there are so many thrads with those responses it is ridiculous!

The specific answees I need are NOT in the guides and every search I have made has given me the results I just listed above.

So someone coming in here and acting obnoxious is not being productive. If nothing nice can be said, then nothing should be said at all. It is terribly rude for people to thread ####### like this.

And by the way, I called the HCMC Consulate and asked them what they require and they wouldn't tell me. Many times when people call that particular consulate they are disconnected! They are notorious for being the worst consulate to deal with, so it's only fair that people try and understand why I am asking for help instead of copping an attitude.

Last thing, through my searches it appears that some members who got "Legal" advice ended up worse off. Why? because there are no real experts on Ho Chi Minh City. Many people here were thrown into horrible situations of waiting for months, of not years, because their lawyer screwed up their case.

Are you folks even aware that some members here are now well past a year since their HCMC interview where they were given the Blue Slip of Death? One member is in year three! This is what I am up against and my case is complicated because I fall into the category where the consulate is now blindly declining visas on a newly made up policy of their own (those needing co-sponsors are getting the blue slip now, no matter what).

My mother is also co-sponsoring. I am having her include the deed. She also has sticks, bonds, IRAs etc the bank is giving her statements for. Of course I will make copies of all this for the interview and bring originals(cert.copies) back and return to her.

I feel your frustration. ;)

I hope I can give you a little bit of help. My husband & I are listing our house in the US on our I-134. Here's what we've come up with (from A: a book called Fiance & Marriage Visas: A Couple's Guide to Immigration by Nolo Press ISBN 1-4133-0397-8 and B: our mortgage broker)

On the form it has a line for "I own real estate valued at" on that line we are using the amount given to us on our recent real estate appraisal. However, if your parents did not want to pay for appraisals they could probably use their county tax appraisal that is updated annually to determine their real estate taxes. Just remember that the tax appraisal is usually less than market value. The next line is "With mortgages or other encumbrances thereon amounting to $" We are going to include the latest copy of our mortgage statement, showing the remaining mortgage on the property. This will then be our proof of our equity in the house.

Matt, it is of course tempting to reply to you in kind. Your answer is one of the rudest I've ever received at VJ ore elsewhere & I'd suggest that you didn't take care to read carefully what I wrote carefully. You might also not remember the help I've extended to you before.

As for trollish, I'll assume from your context that you don't know what it means, as it clearly isn't a term that applies to me.

I'm sure the drama is all very exciting to you, but you are not the first to come along and get a fiance visa from VN, and plenty of people have put in considerable effort writing out these answers before. Maybe it's just the way you phrase your questions, but they read to me as if you had not done an research and are merely stepping up to place your order for an answer at the VJ helpline.

FWIW, I used my real estate, and my investment accounts (stocks and bonds) in my affidavit of support (when I was unemployed and had no income), and as you see in my profile, we're at the naturalization phase (read: so I was successful & you're in a similar situation to my old one).

I suspect the reason you get the "obnoxious" or "unhelpful" replies to your questions lies in the questions you ask or the way you ask them. Try that on. If it fits, fine. If not, fine.

My reply is factual and to the point. If you want a level of handholding that requires more than just the facts, then again, a professional is your best bet--I'm not one to get all breathless with you; I give you the information and/or the tools to find it. considering the contributions I've made to the community, you're pretty far out of line with your comments to me and about me.

I consider many of your posts obnoxious (this thread for starters), and yet I still contribute helpful info to you. Since it's abundantly clear that you'd rather enjoy your drama, I'll leave you to it and hope for the best for you. I don't know how you will determine what is a correct answer from what is not a correct answer, which is why I say 'hope'.

That is the recommended method for documenting real estate as an asset and very similar to the method I used for my I-864.

I'm taking all of this word-for-word from the packet 3 information sent to us from the US Consulate in HCMC. Granted this information is listed under the "Applicant's Own Funds" section, I would assume the same applies for all parties:

"Proof of ownership of property or real estate, in the form of a title, deed or equivalent, and a letter from a lawyer, banker, or responsible real estate agent showing its present valuation (stating an mortgages or loans against the property);

"Letter(s) veryifying your ownership of stocks and bonds, stating the present market value or expected earnings;

"Statement from an insurance company showing policies you hold and their present cash surrender value;

"Proof of income from business investments or other sources.

1. My co-sponsor didn't list any real estate or stocks/bonds. My father will use his income and bank letter as sufficient.

2. I highly suggest, if you haven't already done so, having your fiancee scan every English version page of packet 3 to send to you. There is valuable information in there for your fiancee and YOU!
