Great news Gary and Luz ! The house looks great and with all the furniture included, any extra cash can be spent on other things. ALL women say "oh no I love it as it is" and then when you move in...bam !!!..."oh we could just decorate the bedroom....." :yes:

I think the "VA inspection" is really an appraisal (from my experience). If you want a structural inspection, you need to negotiate that in the contract.................

Yeah, thats correct. The appraisal is from a VA approved appraiser. I am told they are very strict. We are also having a whole house inspection. Then we will buy a house warrantee. Taking no chances with this.

Oh, she is already looking forward to redecorating. Thats cool with me. I give her full authority to change things as she wants.

Excellent! Glad to hear you are having a structural inspection. Your VA appraisal isn't really as 'strict' as the consumer would like them to be. VA appraisers are charged to look for certain 'minimums' in a property, especially safety features like ground-fault breakers, vented water heaters, and the like. That isn't to say what they do has NO value to you insofar as structural integrity. But they aren't engineers. Your structural inspection will yield real results insofar as potential problems or real-time upcoming maintenance.

We didn't have a structural inspection on the home we just bought in September. I kind of wish we would have - the home is 60 years old and I think it would have given us peace of mind. Our prior home was builit in 1979, I was the original owner, and I knew the house inside and out. This new 'older' house is a mystery to me - I'm still getting used to all the little noises she makes, and to be honest, I worry because she's an old gal. PLUS we just paid a plumber $110 to replace some really crappy looking 60-year old plumbing that began to leak about a month ago. If we had done a structural inspection, I might be less nervous about the old girl and I might not have had to deal with these leaky pipes - the seller would have. They were clearly on their 'last leg' when we moved in.

LOL....I don't mean to go on and on. I've been through boatloads of home reno's and I know WAY to much about this stuff (especially for a woman - lol). Wes thinks I'm a 'weird' girl because I fuss just as much about the sump pump as I do the drapes!
