I think we are going to see a hike in the conforming limit for major metro areas in the next four weeks. If anyone is thinking of buying in that timeframe, I would hold off. The conforming limit here in northern VA is $417,000, which essentially buys you jack. My Loans Manager friend thinks the confirming here will rise to $725,000. This will mean that more suitable homes will be more affordable. You won't have to take a 2nd (with ridiculous interest rates), and there won't be any mortgage insurance premium. This could save you hundreds of dollars a month. Remember though that the more you put down, the lower your interest rate is, and with the recent rate cut, those of you with between 10% and 20% downpayments will really be in a strong buying position. I agree with others that a 100% mortgage is not the way to go in this market. ANY further decline in house prices will have you sitting with negative equity. It could take years to grow this equity and therefore unless you are absolutely sure that the home you are buying will be your home for next 10 + years, its not a good idea. New home builders can really offer the best deals at the moment. Most builders are struggling in this market and will offer buyers full closing, options money, interest rate buydown (up to 3 years and it makes a hell of a difference in your monthly payment). Don't just try and get a lower sales price, negotiate a buydown.

Can you imagine the PITI payment on a $700,000 loan? Damn!

Not saying people can't afford it. Clearly, they can. But as one of those who can't....all I can say is DAMN!!
