I agree, buying in Irvington is a risky bet. This is being marketed as an investment opportunity, not a place to live. If they ever "fix" Irv like they have other towns in the area, buying this property in 2007 for 110K could end up being a financial windfall, it's only 10-15 miles from Manhattan.

Have you seen the TV ads for the Elizabeth "Urban Regeneration program"? We cracked up at those - they carefully shoot a couple of store fronts (Gamestop, and a couple other B-list mainstream stores) and ignore the homeless guys, shambling drug addicts and the trash blowing around in the wind.

Elizabeth will be the next Hoboken. Trust me on that. A lot of very rich people want it that way and therefore it will happen.

It'll be a while before Elizabeth is anything what I'd call "live-able". Of course it is a far cry from $hit-holes like Newark and Irvington - the North side of Elizabeth, near where they built that new primary school (The "Ronald Reagan" Academy) is relatively ok - but the downtown is not somewhere I'd want to walk around after dark.

Elizabeth was a desirable suburb for upper middle class white people up to the riots of 1967. That's about when white flight occurred and the events following have ended up with Elizabeth (and newark and plainfield...) being what it is today. The change from desirable suburb to rundown ghetto was rapid and there's no reason to think that given the political will, a reverse change can't be just as drastic. It can happen. I hope it does.

i don't think you guys are looking at this in the right way.....this is a great investor special imo. Great potential for a growing area, great potential for income.

I just don't get how you could have lived on Earth for more than 20 years and have never once heard the name of the country of Hungary. Or not know that France is a country. I just can't imagine what it's like living with a mind like that. I mean, you have to be pretty stupid not to have absorbed that information SOMEWHERE.
