Timeline

My co-sponsor has a house. What documents do I need to get from him that show he has a house and it worth this much. some of you have provided this information and got approved. Please let me know the details so I can get them. This is for the financial affidavit I-186. Also give me details for the car too. Can we provide that as an asset?

For a house you need to provide a mortgage statement showing the current balance on the mortgage and a professional valuation of the houses present worth. It's value as an assest is the current worth minus any outstanding mortgage

For a house you need to provide a mortgage statement showing the current balance on the mortgage and a professional valuation of the houses present worth. It's value as an assest is the current worth minus any outstanding mortgage

First of all thankyou for the information.

Here is some details. Please read it and see if it makes any sense.

My co-sponsor made $21,000 last year(full time school). He has a house worth of $400000 now. He owes $250,000. The equity is $150,000. For the I-186 this $150,000 is worth $30,000. ($150,000/5)

Now I can add $21,000 + $30,000 = $51,000

For a 4 member family (including the immigrant) this would be enough under the 2007 poverty guidelines. Am I correct?

Please let me know if I am doing anything wrong? or other suggestions. Appreciate it.

If a co-sponsor is allowed to use an asset, your calculations are correct. I have to admit I don't know if a co-sponsor can do that or not.

If a co-sponsor is allowed to use an asset, your calculations are correct. I have to admit I don't know if a co-sponsor can do that or not.

Now that's another problem. I am going to look in the form AND call the NVC next week.

I talked with the customer representative and she said a co-sponsor is allowed to use an asset.

Calculation

For CR-1 visa since the immigrant becomes US citizen in three years the asset, to compensate the shortage from income, should be divided by three times not five.

Say, some one is short of $1000 in income then he can show $3000 from asset.

This is what i undertood from the I-864 form. What do you guys think?

3/1 works only when the sponsor is sponsoring their spouse. You had it correct the fist time at 5/1.

And I have to ask - does the OP mean I-864 instead of I-186? Or is there an I-186 that I am unaware of?

You are correct in the method if they are $1000 short they can use an asset to make up the difference. But it is $5000 of asset only a spouse, as said already, can use the 3 to 1 ratio. The ratio has only just changed for the spouse as in 2006 when I got my IR-1 visa we had an asset as a reserve and we had to calculate that at 5 to 1
