I sold my business in 2011 and haven't worked a regular job since.

My question is, when filling out the financial statement, since I do receive rental income, can that be used as my primary income?

Yes you can use that as income. Make sure it is consonant with your tax returns as well.

Also you can use 'liquid' assets as well to help, like savings and checking accounts depending on how much is in them, can help offset a lower income.
