In 2009 my income was $52k and in 2010 it was $10k. I was unemployed for the first half of this year and last month I started a $19760/year job which would only give me about $9k for this year. My net cash value of real estate holdings is about $82k. Do I put $19760 as my income or what I'll actually make this year which is about $9k? If I can say my income is $19760 which is above the $18387 requirement then would it be a good or a bad idea to list my assets as well? Also, next week I get a $1/hour raise so would I be able to factor that into my yearly income or would I have to wait 2 weeks to get a check stub before including that? I really dont want to wait 2 weeks so if it's needed I wont bother including it.

Actually your current annual income is 19,760 and not what you actually you earn in 2011. Real estate holding process is a little tricky, as you need to get the house valued.... and take off the mortgage amount... and then it is 1/3 rd the net value.

But based on your 2010 wages and 2011 wages, I suggest that you get a sponsor to avoid some of the issue others are having at the Interview level. It is highly recommended in your case.

10/28/11 - Received Visa papers and Passport at VFS
10/25/11 - Interview Cleared Successfully (Spouse was not allowed in)

NVC: (90 days from NOA2 to Consulate)
08/31/11 - Case Completed (Interview 10/25/11) - Received at Chennai on 09/19/11
07/22/11 - NVC Case Number

USCIS: (92 days)

6/21/11 - NOA2 (NOA1 on 3/25/11) - took a month to get to NVC
3/21/11 - I-130 sent to USCIS Lockbox, Chicago.

Which income are they going by? The $19k or $9k or last years $10k? If you read the i-864 instructions it does have an option to include your assets. "In order to qualify based on the value of your assets, the total value of your assets must equal at least five times the difference between your total household income and the current poverty guidelines for your household size."

Actually the $82k is after mortgage and 1/5 of that could be used to make up for what I lack on yearly income. So that would be about $16k towards the $18k. Isnt the county assessment that I'm taxed on good enough to base the house value on? What problems might I face at the interview? I thought that only my wife would have to be present at the interview. I have to be there too?

Enough of the off topic thread hijacking stuff. So what issues might I run into if I make close to the min requirements and didnt make enough last year?

At the worst a RFE and you will then be required to provide a sponsor. If you want to save time, get a sponsor and send I-864 packet to be on safe side.
