Good Morning all, hope everyone has a great day! Wow this week certainly is moving quickly, its only Tuesday & sooo much to do with the upcoming holiday & work & so on.

Amal, congratulations on making the move to own - best thing you could make with prices being so low :star: . Everyone is right about the carpet - its purely cosmetic and not much of consideration when purchasing /selling a home since majority of people change it to suit their own taste/decor anyways.

I'm sure you know to get an inspection (caveat emptor), especially with a foreclosed home, before completing the deal for structural, plumbing, roofing, electrical - one problem in any of those areas could turnyour happy home upside down!

Speaking of carpeting - any idea whats underneath the carpet? Wood floors maybe? A buff & shine of those would add great value when the market rebounds.

I purchased my home 3 years ago for $85,000 @ 5% fixed rate in an area where homes were being bought/sold for $120,000 - $150,000 - basically I walked into equity as the home was in estate and needed cosmetic updating only (1950's pink flamingo & black bathroom, red counter tops & back splash in kitchen, refinish floors, etc ...type stuff). My biggest expenses will be the blownin insulation and a roof whenver I stop traveling to Tunisia!

At any rate ~ Good luck to you (F)

I think it looks cute! I am not sure about the prices in your area though. You could do a lot with it!
